Most London houses were designed for a different century: small rooms, closed kitchens, dark centres. The layouts people actually want — open kitchen-dining spaces, connected reception rooms, light through the plan — almost always require structural work.

We take structural alterations from engineering to redecoration: the structural engineer’s design, temporary works, steel installation, building control approval, and then the part many builders treat as an afterthought — making good so the alteration is invisible except for the space it created.

Structural work rarely travels alone. It anchors full renovations, extensions and basements — and we deliver it within those programmes or as a standalone project.

Party walls, approvals and neighbours

How do I know if a wall is load-bearing?

Direction of floor joists, what sits above, and original construction all matter — and terraces hide surprises. We confirm on site, and a structural engineer designs any removal; guessing is how cracks happen.

Do structural alterations need permission?

Internal structural work needs building regulations approval rather than planning permission in most cases; party wall agreements apply when the structure is shared. Listed buildings need consent for internal alterations too.

How long does a structural opening take?

A single opening including making good typically takes two to four weeks; whole-floor reconfigurations run longer. Structural work is usually the first act of a bigger programme.
