Mayfair's residential stock divides into three: Georgian townhouses on the Grosvenor and other estates, many of them listed and most now in mixed use; twentieth-century mansion and apartment buildings, which is where most private residential refurbishment now happens; and the mews behind, compact and heavily converted. Very little of it is a house you can simply hand a builder the keys to.

The constraint that shapes every Mayfair project is logistics. Deliveries into narrow streets with no parking, materials that go up in a service lift or not at all, working hours set by the building rather than the council, and a management company whose approval is as binding as any consent. A programme that ignores this does not slip by a week — it stops.

So we plan Mayfair work backwards from access: what fits the lift, what can be prefabricated off site, which trades can overlap in a flat with one route in and out, and how to protect common parts so the building never has cause to shut you down.
